Presentation of the Owner's Communities Market Study

At what has been the act of presenting the first market study carried out on the demands of the future buyer in the Communities of Owners, the consultancy in charge of the study, The Cocktail Analysis, has made known some of the main conclusions drawn from the 'The study of which has been to anticipate some of the keys that will mark the future of the sector and, specifically, the evolution of the figure of the Property Administrator in a horizon of 10-15 years.

The day, which brought together more than 100 attendees from more than 70 companies in the sector at the Hotel H10 Casanova in Barcelona, began with a welcome from Javier Pérez del Pulgar, President of the CSIM and Patricia Remiro, Cluster Manager, the who have highlighted the importance of the CSIM as a platform for working together on the strategic challenges of the sector, as well as the great interest aroused by the first study of this nature in which twenty partner companies of the Cluster have participated.

Anticipating demands

Fernando Díez, from The Cocktail Analysis consultancy, has made known the main conclusions of the Study which has focused on some of the keys that will mark the demands of the future customer of real estate services:

  • Different level of demand in the demand for services according to the sophistication of the neighborhood community.
  • A generational change is detected in the way of relating to the community.
  • It is detected that 80% of communities have an Estate Administrator, of which 34% are dissatisfied due to lack of proactivity, communication or lack of transparency.

An important "gap" is detected between the services offered by the current Property Administrator and the solutions requested by the younger co-owners, detecting the need to evolve the role of the Property Administrator from being a mere Manager, to have a role more Predictor, Advisor, Facilitator and, finally, Integrator of the Community and services.

The Study identifies 5 major trends that the Administrator will have to assume and that will mark the evolution of future services:

  • Savings, efficiency and sustainability
  • Proactive administration: rehabilitation and adaptation
  • Smart communities: home automation and security
  • Digitization of community management
  • Community building and links

The event was also attended by César Crespo, deputy general manager of Grupo Mutua de Propietariosand company sponsor of the Study, who wanted to highlight the group's close relationship with Estate Administrators.

Dialogue on challenges and opportunities

The presentation concluded with a round table, moderated by Joan Lluís Saperas, honorary member of CSIM, and with the participation of José Miguel Díez, Fservices, Jordi Tomàs, Guinot Prunera, Lluís Sisquella, Grup Sisquella and Jordi Mercadal, by Schindler, which has added interesting reflections on how the sector can evolve and incorporate the changes that customers demand.

Some key ideas that have emerged during the debate are the need to communicate and measure the level of service offered to communities, the need to analyze portfolios to offer personalized or adapted services or think of the community in a business context where it is important to optimize costs and resources

Finally, the importance of new technologies in the transformation of the sector has been highlighted and should be used to evolve the role of the Estate Administrator, offer new adapted services and improve communication with clients.

One of the main messages of the final talk was to highlight the need for transversal and cooperative work platforms like the CSIM to work on the business transformation of companies in the real estate ecosystem.
